Residential Cleaning Questions

1. How much does floor cleaning or restoration cost?

Most residential jobs are priced per square foot, with the rate depending on your floor type and the finish you want.

As a starting point:

  • Concrete cleaning and sealing (patios, carports, garage floors): starting at $1.50/sq ft
  • Saltillo cleaning and sealing: starting at $2.50/sq ft
  • Wood floor cleaning and refinishing: starting at $2.50/sq ft
  • Marble polishing and refinishing: starting at $3.00/sq ft

Have a different floor type — ceramic, travertine, terrazzo, or something else? Just ask. We work on most hard surfaces.

Final pricing depends on the condition of your floor and the level of restoration needed. A saltillo floor that just needs a clean and top-coat sits near the lower end. One that’s yellowed, peeling, or has years of buildup costs more because it takes more work to get the result you actually want. The same is true for marble that’s etched or wood that needs a full sanding.

2. How long will the job take, and when can I walk on the floor again?

Many jobs are finished in a single visit, and you’ll usually be back on your floor the same day or the next morning. Others may take longer. We’ll give you specific timing when we look at the floor so you can plan around it.

What affects the timeline:

The actual timeline depends on three things: the service, the floor type, and the conditions on the day of the job.

  • Standard cleaning (concrete, saltillo, marble, wood) is usually a few hours, with walk-on time the same day.
  • Sealing and polishing jobs typically wrap in a day, but it depends on the type of sealer and polishing process. The sealer or finish needs cure time before light foot traffic — often a few hours — and longer before you can put rugs and heavy furniture back.
  • Full wood refinishing (sanding plus finish) can take two days or more depending on the size of the floor and how many coats are needed.

Drying and cure times are also affected by temperature and humidity. Humid days slow drying down. Cooler indoor temperatures usually help things set faster, while warmer rooms can stretch the timeline. For outdoor concrete work (patios, carports), we keep an eye on the forecast and won’t seal a surface if rain is in the picture.

We’ll walk you through the expected timeline — walk-on, cure, and when to move furniture back — when we quote the job, so there are no surprises.

3. Do I need to move my furniture?

We’ll move lighter pieces as part of the job. For larger items — beds, heavy dressers, pianos, anything fragile or valuable — we ask that you handle those or let us know in advance so we can plan. We’ll talk through this when we look at the floor.

4. My floors look really bad. Is it too late, or can they actually be restored?

It’s probably not too late. Marble that’s gone dull, saltillo that’s yellowed and peeling, wood that’s lost its finish — these almost always come back with the right process. What changes is the amount of work involved, not whether it’s possible.

The honest answer is we won’t know exactly how much restoration is needed until we see it, but in 20+ years we’ve rarely run into a floor we couldn’t bring back significantly.

5. Can you get out specific stains, etching, or pet damage?

Most of the time, yes — but it depends on what caused it and how deep it goes. Surface staining usually comes out. Etching in marble (from acidic spills like wine or cleaner) often requires honing rather than cleaning. Pet damage on wood depends on whether the urine reached the subfloor. We test a small area first so you know what to expect before we commit to a full job.

6. Is the estimate free?

Yes. We come out, look at the floor, do a quick spot test if it helps, and email you a written estimate to review. No charge, no obligation.

7. How long will the results last?

It depends on the floor and how it’s used. A sealed saltillo or marble floor in a residential setting can hold up for years with normal care. High-traffic entryways and kitchens wear faster. We’ll tell you what to expect for your specific floor and recommend a maintenance schedule if you want one.

8. Are you insured? How long have you been doing this?

Yes, we’re fully bonded and insured. We’ve been doing floor restoration for 20 years across San Angelo and West Texas. We’re often the referral House of Chemicals sends homeowners to when a floor job turns out to be more than they can finish on their own.

9. What’s your service area?

We serve San Angelo and the surrounding West Texas area, including Sterling City, Wall, Mertzon, Christoval, Robert Lee, Bronte, Ballinger, Eden, Menard, Ozona, and Barnhart.

We’ve also willing to travel further across Texas — places like Big Lake, McCamey, Rankin, Crane, Midland/Odessa, Sonora, Junction, Brady, or Mason — for the right project. If you’re not sure whether you’re in range, just ask.
